Greetings!

The autumn season is upon us.  The weather has turned mild.  The leaves are turning colors and we finally get some relief from the summer heat.  This is a wonderful time of year in the desert, starting with Halloween and ending with the New Year celebration.  This is traditionally when the real estate market slows as buyers hunker down through the holidays.  However, we are not in a traditional market.  Property values are continuing to decline and the buyers are here in greater numbers than ever before.  Investors are trying to find the properties in the best condition and first time buyers are trying to take advantage of tax credit programs.  The foreclosure market is still dominant with over 70% of the closed transactions monthly and a time on market of less than 60 days.  An interesting phenomenon is occurring.  We are experiencing market frenzy like that of 2004-2006, where multiple buyers are competing for the same property.  Just as it previously did, the buyer is getting more and more frustrated with the competition in Las Vegas and they’re finding their way to Pahrump.  I am busier now than I have been in the last two years.  My BPO business has exploded and my REO business is growing steadily.  Thank you for taking the time to browse through my newsletter.  As always, I welcome any commentary and suggestions.
